Costa Rica Real Estate Deal in the Southern Pacific

Costa Rica is back on our radar screen of excellent early-in real estate opportunities…and Hacienda Matapalo--665 acres of lush tropical forest, cascading waterfalls, and breathtaking views of the Pacific Ocean --may be the best of them all.

In fact, you could justifiably say this opportunity truly qualifies as a steal. Here's why:

Right now you can pick up a home site at Hacienda Matapalo for only $25,000 down …with no payments and no interest for up to two years.

All of the home sites are 1.25 acres or larger, with mountain- and tropical-view lots starting at $99,900, and ocean-view lots at $150,000. After making your down payment, you simply agree to pay the balance due, or have financing in place, within two years of signing the contract on your lot.

In the meantime, you'll have positioned yourself on the leading edge of Costa Rica's wave of new development in the Southern Zone…getting in early while your real estate purchase has its most promising upside potential.

That potential has evidently not escaped the attention of several attendees of our recent Pathfinder Costa Rica Real Estate Tour. When I last spoke with the developer, he mentioned that he was following up on five serious leads from the tour, and, to give you an idea of how hot this deal is, he also added that most of the 103 Phase I lots have already sold out.

Most importantly for you, he told me that when the Phase I home sites are all sold, this incredible deal will disappear. Future releases of non-ocean-view homesites at Hacienda Matapalo will be offered only as lot plus home packages.

That means the window of opportunity to take advantage of this deal is about to close, but if you act quickly, you can still get in for just $25,000 down.

Hacienda Matapalo is located just 240 feet from the beach and extends just under two miles into the tropical forested mountains exceeding an elevation of 2,000 feet above sea level. More than 125 acres of the development have been dedicated as a nature preserve for the countless indigenous species of birds, butterflies, and other wildlife of the area.

The master plan of Hacienda Matapalo calls for a gated community with single-family homes, villas and condominium/town homes with paved roads, all equipped with state-of-the-art connectivity including satellite TV, Internet, telephone and 24-hour security. A centrally located Community Center and Clubhouse overlooking the ocean will have an infinity pool, swim-up pool bar, media and event rooms, fitness center, tennis courts, picnic cabanas, and a relaxing spa area. The landscaping will compliment the natural surroundings of waterfalls, streams, and rich tropical foliage. Residents will be able to enjoy a private beach club situated on one of the most pristine playas in Costa Rica . There will also be a commercial center on the property to serve the community.

Two- and three-bedroom freestanding villas (1,600 to over 2,200 square feet) are also being offered right now starting at $299,900 pre-construction. Ocean-view condominiums range in price from $299,900 for a two-bedroom, two-bath unit (1,645 square feet) to a two-story, three-bedroom model (2,448 square feet) for $399,900. The lot plus home packages require a 10 percent down payment, 10 percent in six months, and 10 percent at closing and bank financing on the balance.

To get to Hacienda Matapalo, you'll travel (not particularly comfortably) out past mile after mile of African oil-palm plantations. Until now, this solitary, unpaved 30-mile section of coastal highway between the popular tourist destination of Quepos and the surfing village of Dominical has acted as a buffer between Costa Rica 's over-developed north and the less-discovered and more exclusive southern zone.

But it's looking more and more as if that's about to change…

As part of the new implementation of Costa Rica's national highway infrastructure program, this remaining stretch of the coastal highway is under construction and is scheduled to be paved by the spring of 2008, effectively making Hacienda Matapalo and the southern zone more easily accessible from San Jose and the north.

What could really throw the door wide open for future development in the south--and almost certainly drive up property prices in the area--is the Costa Rican Government's approval to build a new international airport, just a 40-minute drive (on an excellent, paved highway) from Hacienda Matapalo. The airport is set to break ground in May of 2008, with a completion date scheduled for sometime in 2010.

Keep in mind that, though funds have been targeted for these two projects, as with most Latin American countries, there's no guarantee that things will progress on schedule. For now, you'll be buying an undeveloped piece of property with no infrastructure in place…

But if you're comfortable purchasing based upon the property's upside potential, once ground is broken for the new airport, this could be an early-in opportunity reminiscent of the real estate boom in the north of Costa Rica a little over ten years ago.
